Remember that the 3570k / 3770k will be cheaper and probably overclock better

If your not going to overclock then it's a non-issue.

as for i5 vs i7 for gaming.. the i7 is SLIGHTLY better for games but it's really a tiny margin.
Whether or not games will get heavier on multi-threads to the point where an i7 is worth it before you'll be replacing it... I doubt.. Most users are still on dual-core systems or at most 4 threads rather than the 4 core-8 threads that i7's have.
Your choice but if I was building a gaming rig I'd use an i5 and bump the GPU / SSD or everything else a little before thinking of i7.

MSI GTX 760 TF 2 GB Graphics Card
ZOTAC Card Costs 5$ More Than MSI GTX 760 TF 2 GB But Gets 2 YEARS more Warranty
Which One Should I buy
Iwill also over clock them in future.
