This build puts you in a quad core right away and a custom cooled 460. (That's reportedly very quiet) Biggest downfall here is lack of multi-GPU support. But the 460 is a pretty solid card that will play everything current at 1080p.
All prices taken from NCIX unless otherwise stated...

Antec Three Hundred Mini Tower - $54.99

Seasonic S12II 620W - $89.99

Gigabyte GA-870A-UD3 AMD870 - PM - $105.08

AMD Athlon II x4 635 AM3 2.9GHZ - PM - $108.77
PC Cyber Canada - For All Your Computer Needs

Corsair XMS3 4GB DDR3 2X2GB DDR3-1600 - $104.99

Western Digital Caviar Blue SE16 640GB - $55.99

Gigabyte GeForce GTX 460 - PM - $199.99
Newegg.ca - GIGABYTE GV-N460OC-768I GeForce GTX 460 (Fermi) 768MB 192-bit GDDR5 PCI Express 2.0 x16 HDCP Ready SLI Support Video Card

Samsung SH-S223C 22X DVD Writer SATA Black OEM - $29.89

Total - $749.69

(I noticed none of your other builds include an optical drive. So drop that for a total of $719.80 if you already have one.)

I would sacrifice some hard drive space for a better processor, like the Phenom II 945 for ~$140.

NCIX.com - Buy Seagate Barracuda 7200.12 500GB SATA2 3.5IN 8.5MS 7200RPM 16MB Hard Drive OEM *3YR MFR Warranty* - ST3500418AS In Canada.

Somewhat cheaper ram ($88 after $15 MIR) : Corsair XMS3 CMX4GX3M2A1600C9 4GB DDR3 2X2GB DDR3-1600 CL 9-9-9-24 Core i5 Dual Channel Memory Kit

A cheaper but OK PSU ($65 after $20 MIR) : Antec Earthwatts 650W Power Supply ATX12V V2.2 EPS12V Active PFC 80PLUS 120MM Fan

Ahh yes, I totally forgot about the optical drive! Lol.

The problem with the previously mentioned mobos, is that they werent SLI ready, which I plan to do at some point. Only problem with this mobo is that it isn't USB 3.0, but I'm willing to live with that.

And yes, I've been contemplating getting the Phenom II X2 and unlocking...but I'm a little sketch about it. I don't know the first thing about overclocking or anything of the sort, and I've read some posts of people who tried to unlock but the cores became unstable. Even with the easy unlock features on these mobos, there's no telling about the manufacturing quality and whether the product will it.

That Athlon quad core looks nice, but will the lack of L3 cache affect the performance significantly?

Seems unanimous that this case is no good, so I walked into Canada Computers the other day and saw this bad boy NZXT Gamma Classic Series Black Steel Mid Tower | Canada Computers

If you buy now... there is a good shell shocker deal at newegg. LINK

Phenom II x2 555 and MSI 770 motherboard for $118 after a $20 mail in rebate and there is free shipping. I suggest grabbing it if you can before the deal is over IMO (it's $49 off then another $20 for the MIR).
Desktop: Arc Midi R2, Z77-D3H, 3770@4.1ghz with Zalman Optima Cooler, 4x4gb ram, EVGA GTX 1070 Ti SC, Bitfenix Fury 750w, WD Black 1TB, Intel 530 120GB
Away from home light Gamer: Acer Aspire 15.6", A8-3500m undervolt and OC to 2Ghz, 2x4gb Corsair Vengeance, Crucial M500 240gb
